The Interview: (ask your host these questions)
- What is your job title? ______A strata and commercial property manager for Gateway.
- What is your job description am the property manager of 15-16 Gateway owned properties. I take care of construction and plumbing. I also make all major executive decisions for the buildings that are on my name.
- What are the duties and/or tasks you perform at your job?
My duties are to caretake for the units I am assigned to. I do not collect rent, nor clean the units. I am the person that deals with technical difficulties, complaints, evection notices, and damage/other problems. In a day of work, I may be on sight to check on a problem to the unit. In this time, I often find the problem and take appropriate action; call carpenter, ext.… by noon I am often at the office dealing with emails and technical issues. This may not seem much, although I am the property manager for 15-16 buildings with up to 600 tenants or 15 businesses.

Accomplishes financial objectives by collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action. · Managing a portfolio of mix strata buildings consisting of both commercial and residential units and new developments. · Scheduling, preparing, attending and recording Minutes for Strata Council meetings, AGMs and SGMs. · Working with Council to prepare the annual budget, analyze forecasts and expenses, including the contingency fund; assist accounting department with the preparation of monthly financial statements and monthly operational reports, accounts payable and other strata accounting functions. · Effectively and efficiently work with the Strata Council and Owners to advise them on issues and how these are dealt with as per the Strata Property Act, including compliance within the rules and regulations

- What are some of the things you like about the job?
I have had this job for several years now and I have begun to like it. I have fallen into the rhythm; I would not be here without it. The job is often challenging and get me thinking, I love a challenge. This allows me to be more thorough with me work. A challenge offers me a drive to succeed thoroughly. I like what the company stands for socially and business wise. I have been with the company for almost 5 years and I hope to continue, I believe I have a great drive fo success and I am a hard worker. I often get treated with respect and appreciation.
- What are some of the things you dislike about this job?
Night meetings are a large inconvenience for me. After work I like to spend times with my family and enjoy my everyday life. Occasionally this is not the case. Sometimes I am required to attend meetings from 7:00- 9:30 pm, its just another aspect though. My main office is in Delta although I have several other far away locations. I often end up spending a significant amount of time on the road. This restricts me from getting work done and often takes a big chunk of my day away. after hour work/ emergency on call is often an issue for me. If a tenant ever has an inconvenience, they often don’t hesitate to call me, whether its at 12:00 am or 2:00 pm. I thoroughly enjoy my time
- How do you anticipate this job changing in the next 5 years or so? Significant increase in demand and property manager. Increase in inventory of new development buildings. To expand on that, the population is always increasing, meaning higher demand for homes. Since the company is large, we will receive more buildings. In the future the demand for PMs will significantly rise. I look forward to the future.

- Give three reasons why you would like this job (be specific):
- a) This job requires independence and leadership. In order to be a property manager, you must lead the property. This is a positive trait to my personality. I feel that if I am in control and am collectively working towards a task, I achieve it better. This position requires this trait and would personally make me feel more accomplished when independently accomplishing a task.
- b) This line of work is very professional and arranged. My father is part of a large corporation where everything is formally arranged and completed. This working environment is a necessary variable I need to succeed. Knowing that I am in a formal and appreciated position allows me to comfortably work and achieve the task I am handed. For me to thoroughly achieve a task I must be comfortable. Ensuring I have a formal and ensuring company will allow me to work to my full potential.
- c) My dad’s Company believes in many aspects to keep the employees feeling safe. For me to thrive in the workplace I must obviously feel safe. Gateway goes through several mandatory steps to ensure everyone is safe. This company would provide another positive environment for me to succeed. With such a large variety of people we must foresee the goal and work towards it, despite age, color, and culture.
Give three reasons why you would not like this job (be specific):
- a) My father has many priorities in his line of work, thus the tasks are almost endless. Throughout a day he had to deal with several misunderstood clients, plumbers, leaks, and complaints. No matter how hard he worked another problem would arise. Although endless, very entertaining and occasionally rewarding. I can’t imagine how stressful it would be to do work outside of work. For my father the task is average and weirdly enough he likes stress in a way.
- b) Another aspect I don’t adore about my fathers’ job is the fact that he must occasionally rely on others whom are lower than him. A property manager is the boss of a manager/caretaker. If the caretaker decides to be lazy pressure will be put on my father to produce information. Relying on others can often be promising and rewarding or dangerous and unproductive
- c) Another aspect I don’t like about my father Job is the location. The main office my father works at is in Delta. The other units his is the PM (property manager) to are scattered throughout metro Vancouver. Within the time period of his workhours this is very inconvenient. Wherever he is, he is rarely close to home, being a major inconvenience. He does not seem greatly affected by it, due to his
- Is this job for you? Why or why not?
I believe this line of work does not directly fit me. Although I would not mind the work position and I can pursue it for a period. I would personally prefer more visual work rather than a desk job. After a while I would lose concentration and would no complete much. I am working towards the work force of engineering, although with few similarities this would not fit me. I believe in the companies’ goal and their perspective; I believe this is a great company with much potential. This would be a great learning opportunity for me to grow and prosper, yet I don’t see a future and improvement for me. While I was at work with my father the company had taught me an essential lesson. “Don’t work for a company that you don’t see advancement and improvement in”. This company did have many opportunities, none with my interests though.

TYKTYD possesses many advantages, the first being, a kid learning what their parent does at work. Us kids are often curious about our surroundings, a major one is obviously our parents. Although our parents do often explain their occupation, it’s something new being part of their day. The most important reason is obviously figuring out our future. This is a great opportunity for us kids to witness the work force and how it works. No matter how we feel about our parent’s work, something is paved for us. If the children enjoy their parent’s occupations, they may consider perusing it. If they don’t, their future career is more personalized for them. Often when we are in grade 9, we tend to think that we have a good amount of time to choose what we want to peruse in life, this is often not the case. Knowing what we love, and dislike is essential of choosing a career. This day allowed us to just that. Giving us the ability to witness what working is like and forming an opinion.
